Living in the vineyards
Lush greenery, a magnificent view, and all around peace and a variety of opportunities for perfect leisure – no wonder many dream of a home surrounded by vines. Especially in the vicinity of Vienna and in southern Styria, there are currently a few exceptional properties that we would like to present to you. Plus: Three real estate experts on the trend, the supply/demand issue and the price development of the past years.
Live in an area where you can also go on vacation? It works! Since the start of the 2020 pandemic, our idea of living has changed drastically. We want more greenery, meaning terraces, gardens, etc, and in addition the possibility to spend our free time in the nearby surroundings.
No question: real estate in the vineyards was already extremely popular before, “but since Covid this trend has continued to rise,” knows Alexandra Wagner, Managing Director of Anobis Immobilien GmbH, which has a very special gem at the start with its current project Vinea in Weidling, which not only impresses with its proximity to the federal capital. Today, the area around Vienna is just as much in demand as real estate in southern Styria, also known as “Styrian Tuscany”. Why is that and where is the road leading? We asked the following three experts for an interview:

Why is living in the vineyards currently so popular and when did this trend start?
Alexandra Wagner: We already saw during and shortly after Covid that the desire for terraces, open space and gardens has increased enormously – and the trend is still rising. In addition, Klosterneuburg also offers the freedom to live in the countryside and quickly drive into the city to work. From here you can be in the center of Vienna in a good quarter of an hour, which is a very big additional plus.
Selina Prassl: Vineyards are often found in picturesque, rural areas that offer a tranquil and natural setting. Many people long for an escape from urban areas and seek a more relaxed lifestyle surrounded by nature.
Eva Gugerell: The trend actually started in the late 2000s, shortly after the financial crisis. At that time, southern Styria was still considered an insider’s tip when it came to living. Today it is mainly the climate, the Tuscan feeling and the picturesque landscape that attracts people. And that the area is still very original and traditional – this trend can be seen in all industries in recent years.
Keyword supply/demand: Are there enough projects at all to cope with the demand?
Alexandra Wagner: In Klosterneuburg, the supply has increased massively in the last five years because people have noticed that it is a very good place to live. Accordingly, of course, the prices have also increased. Due to the proximity to Vienna, you can find the best of both worlds – city and countryside with water, vineyards, lots of nature.
Selina Prassl: The trend to live in the vineyards has increased in recent decades, and this has led to an increase in supply. However, the market is currently characterized by a situation in which supply exceeds demand.
Eva Gugerell: In general the market in Central Europe is quite sluggish in terms of buying real estate as a primary residence due to the current situation. Demand for vacation homes, on the other hand, is unbroken – people buy what they like. However, the supply is manageable, but collectors’ properties are still being bought. However, anyone who appreciates this way of living should invest quickly before the “general market” starts moving again.
What are people currently looking for most around Vienna and in southern Styria?
Alexandra Wagner: There are beautiful old houses in Klosterneuburg, too – but they are no longer state of the art as far as our desire to live is concerned. Therefore, these are currently giving way and really modern villas are being built, with everything that goes with it. From charging stations for e-cars to modern ceiling cooling.
Selina Prassl: A house or apartment in the middle of the vineyards often offers spectacular views and a quiet, natural setting. In addition, living in rural areas offers a wealth of benefits. In such communities, close social ties and mutual support among neighbors are often stronger, resulting in an overall more enriching lifestyle.
Eva Gugerell: The trend leads to typical alpine chalets – with a touch of Styrian coziness. Alone locations, no immediate neighborhood, traditional properties and farmhouses are in high demand.
What does the typical buyer look like?
Alexandra Wagner: Main residences are definitely sought after in Klosterneuburg, which is due to the proximity to Vienna alone. Klosterneuburg is more or less the 24th district of the city, a climatic health resort where you can find everything you need. Also a perfect infrastructure. A buyer who wants to settle here is demanding. And may also have a nice apartment at Attersee for the summer and a small one in Kitzbühel for the winter.
Selina Prassl: There is no typical buyer in southern Styria. The interest in buying real estate in southern and western Styria is widespread throughout Austria. Both academics from Vienna and young families from the region show great interest in buying real estate.
Eva Gugerell: Mainly wealthy Austrians are looking for a second home in Southern Styria or an investment. In addition, however, investors from Germany are also quite strongly represented.
