{"id":21139,"date":"2024-09-05T07:55:00","date_gmt":"2024-09-05T05:55:00","guid":{"rendered":"https:\/\/myhome.at\/?p=21139"},"modified":"2024-08-30T12:43:41","modified_gmt":"2024-08-30T10:43:41","slug":"ce-a-quoi-vous-devez-faire-attention-lors-dune-vente-durgence","status":"publish","type":"post","link":"https:\/\/myhome.at\/fr\/ce-a-quoi-vous-devez-faire-attention-lors-dune-vente-durgence\/","title":{"rendered":"Ce \u00e0 quoi vous devez faire attention lors d&rsquo;une vente d&rsquo;urgence"},"content":{"rendered":"\n<p><em>Un divorce, un d\u00e9c\u00e8s ou des difficult\u00e9s financi\u00e8res peuvent rendre n\u00e9cessaire la vente d&rsquo;urgence d&rsquo;un bien immobilier.\nMalgr\u00e9 la pression du temps, il ne faut pas se pr\u00e9cipiter.   <\/em><\/p>\n\n<p>Tout peut aller si vite : Le partenaire veut divorcer, les fr\u00e8res et s\u0153urs doivent \u00eatre pay\u00e9s &#8211; le dernier recours semble souvent \u00eatre la vente d&rsquo;urgence de l&rsquo;appartement ou de la maison.  <\/p>\n\n<p>Une vente d&rsquo;urgence n&rsquo;est toutefois pas sans risques.\nElles vont de prix irr\u00e9alistes \u00e0 des probl\u00e8mes juridiques survenant au cours de la transaction, par exemple parce qu&rsquo;il manque une autorisation pour une construction autrefois r\u00e9alis\u00e9e, l&rsquo;extrait du registre foncier, l&rsquo;expertise de la valeur d&rsquo;usage ou le d\u00e9compte des frais d&rsquo;exploitation.\n\u00ab\u00a0Tout cela retarde inutilement la vente, qui est pourtant urgente\u00a0\u00bb, explique Stefan Esterhammer, expert immobilier \u00e0 la Raiffeisen Bezirksbank Kufstein.    <\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-unterstutzen-nicht-ausnutzen\"><strong>Soutenir, pas exploiter<\/strong><\/h3>\n\n<p>Pour \u00e9viter cela, il convient donc de faire appel \u00e0 des partenaires s\u00e9rieux, en particulier pour les ventes d&rsquo;urgence, qui soutiennent le vendeur et ne profitent pas de sa situation.\n\u00ab\u00a0Les agents immobiliers comp\u00e9tents se pr\u00e9sentent sur le march\u00e9 avec des prix r\u00e9alistes, d\u00e9termin\u00e9s objectivement en fonction de la situation du march\u00e9, de l&rsquo;\u00e9tat et de la situation du bien. En outre, ils veillent \u00e0 ce que tous les documents n\u00e9cessaires soient disponibles et que le financement soit en place. Tout cela raccourcit la phase de vente, assure la s\u00e9curit\u00e9 juridique des deux parties et contribue ainsi \u00e0 \u00e9viter les litiges apr\u00e8s l&rsquo;achat\u00a0\u00bb, d\u00e9crit l&rsquo;agent immobilier.   <\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-mehr-sicherheit\"><strong>Plus de s\u00e9curit\u00e9<\/strong><\/h3>\n\n<p>Le fait que l&rsquo;achat soit effectu\u00e9 par l&rsquo;interm\u00e9diaire de notaires ou d&rsquo;avocats agissant en tant que fiduciaires est un facteur de s\u00e9curit\u00e9 suppl\u00e9mentaire, tant pour le vendeur que pour l&rsquo;acheteur.\n\u00ab\u00a0L&rsquo;acheteur peut \u00eatre s\u00fbr qu&rsquo;il sera inscrit au registre foncier.
