{"id":18720,"date":"2024-07-02T07:22:00","date_gmt":"2024-07-02T05:22:00","guid":{"rendered":"https:\/\/myhome.at\/?p=18720"},"modified":"2024-06-27T14:16:40","modified_gmt":"2024-06-27T12:16:40","slug":"exoneration-de-taxes-lors-de-lachat-dun-bien-immobilier","status":"publish","type":"post","link":"https:\/\/myhome.at\/fr\/exoneration-de-taxes-lors-de-lachat-dun-bien-immobilier\/","title":{"rendered":"Exon\u00e9ration des frais lors de l&rsquo;achat d&rsquo;un bien immobilier \u00e0 partir de juillet 2024"},"content":{"rendered":"\n<p>Exon\u00e9ration des taxes lors de l&rsquo;achat d&rsquo;un bien immobilier : <em>les personnes qui ont achet\u00e9 un bien immobilier apr\u00e8s le 1er avril 2024 peuvent, dans certains cas, demander \u00e0 \u00eatre exon\u00e9r\u00e9es des taxes d&rsquo;enregistrement et des droits de gage \u00e0 partir du 1er juillet. <\/em> <\/p>\n\n<p>Le mois de juillet peut apporter un soulagement aux acheteurs de biens immobiliers r\u00e9sidentiels lorsqu&rsquo;il s&rsquo;agit de r\u00e9duire les co\u00fbts (secondaires) encourus lors de l&rsquo;acquisition. En effet, \u00e0 la date butoir du 1er juillet, il est possible de demander, sous certaines conditions, l&rsquo;exon\u00e9ration des droits d&rsquo;inscription au registre foncier et des droits de gage (qui repr\u00e9sentent ensemble 2,3 pour cent du prix d&rsquo;achat). Les donations et les h\u00e9ritages sont toutefois exclus de l&rsquo;exon\u00e9ration des frais. Pour les montants compris entre 500.000 et deux millions d&rsquo;euros, les frais ne sont dus que pour la partie du prix d&rsquo;achat sup\u00e9rieure \u00e0 500.000 euros.<\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-fristen-beachten\"><strong>Respecter les d\u00e9lais<\/strong><\/h3>\n\n<p>L&rsquo;exon\u00e9ration s&rsquo;applique aux achats de biens immobiliers effectu\u00e9s apr\u00e8s le Elle peut en principe \u00eatre pr\u00e9sent\u00e9e jusqu&rsquo;au 30 juin 2026.  <\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-befreiung-pro-person\"><strong>Exon\u00e9ration par personne<\/strong><\/h3>\n\n<p>Si les \u00e9poux ou les partenaires enregistr\u00e9s ach\u00e8tent ensemble le bien immobilier, chacun d&rsquo;eux peut demander \u00e0 \u00eatre exempt\u00e9 des droits d&rsquo;enregistrement. Un d\u00e9cret d&rsquo;application du minist\u00e8re de la Justice justifie cette d\u00e9cision par le fait que, dans ce cas, les deux sont propri\u00e9taires de la moiti\u00e9 du bien immobilier.<\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-hauptwohnsitz-ist-pflicht\"><strong>La r\u00e9sidence principale est obligatoire<\/strong><\/h3>\n\n<p>L&rsquo;exon\u00e9ration des frais ne peut \u00eatre obtenue que si l&rsquo;achat r\u00e9pond \u00e0 un \u00ab\u00a0besoin urgent de logement\u00a0\u00bb. Cela signifie que le ou les acheteurs y d\u00e9clarent leur r\u00e9sidence principale. Dans ce contexte, ils doivent \u00e9galement prouver que l&rsquo;ancien domicile (principal) a \u00e9t\u00e9 abandonn\u00e9.  <\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-nachtraglicher-wegfall-der-gebuhrenbefreiung\"><strong>Suppression ult\u00e9rieure de l&rsquo;exon\u00e9ration de taxes<\/strong><\/h3>\n\n<p>Si l&rsquo;exon\u00e9ration a \u00e9t\u00e9 accord\u00e9e, il convient toutefois de noter ce qui suit : Si le bien immobilier est revendu dans les cinq ans ou si la r\u00e9sidence principale est abandonn\u00e9e, la taxe est impos\u00e9e a posteriori. \u00ab\u00a0Par ailleurs, la suppression doit \u00eatre activement notifi\u00e9e au tribunal dans un d\u00e9lai d&rsquo;un mois \u00e0 compter de sa survenance.
