{"id":21053,"date":"2024-09-11T06:47:00","date_gmt":"2024-09-11T04:47:00","guid":{"rendered":"https:\/\/myhome.at\/?p=21053"},"modified":"2024-08-28T10:48:57","modified_gmt":"2024-08-28T08:48:57","slug":"the-return-of-city-luxury-real-estate","status":"publish","type":"post","link":"https:\/\/myhome.at\/en\/the-return-of-city-luxury-real-estate\/","title":{"rendered":"The return of urban luxury real estate"},"content":{"rendered":"\n<p><strong>Luxury Comes Back to Town<\/strong><\/p>\n\n<p><em>Austria&#8217;s first digital address for premium and high-class real estate, PREMIUM-LIVING.AT, has analyzed the search behavior of its affluent national and international clientele over the last twelve months just in time for the start of autumn.\nThe findings show a remarkable turnaround: After years of boom for rural luxury real estate, buyers&#8217; interest is returning to the cities. <br\/><\/em><br\/>Since 2019, demand has focused primarily on properties in the countryside &#8211; preferably in close proximity to water, forests or mountains.\nThis trend experienced an enormous upswing between 2020 and 2022 due to the COVID pandemic, with properties in the price segment between \u20ac2.4 and \u20ac4.6 million particularly in demand.\nHowever, the latest analysis by PREMIUM-LIVING now shows that the wind has changed &#8211; and back towards urban spaces: &#8220;In the luxury real estate segment, the time span for trends is much shorter than in the classic segment at three years on average &#8211; many trends go, some stay. These then become a &#8216;must&#8217; in terms of customer requirements,&#8221; says Bernd Gabel-Hlawa, co-founder and Managing Director of FindMyHome.at PREMIUM-LIVING.AT together with Benedikt Gabriel.  <\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-die-ruckkehr-zur-stadt-und-zu-historischen-gebauden\"><strong>A return to the city and historic buildings<\/strong><\/h3>\n\n<p>Not only has the love for the city caught fire again, but also the enthusiasm for historic properties.\nDemand for these unique properties has risen to an impressive 62% of all inquiries.\nTop renovated apartments in old buildings are particularly popular and are enjoying solid growth in value even in the current challenging times.  <br\/>&#8220;For me, historic buildings have the appeal of timelessness in all respects,&#8221; enthuses Gabel-Hlawa.\n&#8220;The increased appreciation for our old buildings on the part of both developers and customers helps immensely to preserve our cultural heritage and promote sustainability.&#8221; <\/p>\n\n<p><\/p>\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-1024x683.jpg\" alt=\"luxury real estate, old building, city, real estate, living\" class=\"wp-image-20893\" srcset=\"https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-1024x683.jpg 1024w, https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-300x200.jpg 300w, https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-768x512.jpg 768w, https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-scaled.jpg 1536w, https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-2048x1365.jpg 2048w, https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-830x553.jpg 830w, https:\/\/myhome.at\/wp-content\/uploads\/2024\/09\/Zollergasse_Top4a_oben_update-1200x800.jpg 1200w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><figcaption class=\"wp-element-caption\">Higher than ever: the appreciation of renovated old buildings.<\/figcaption><\/figure>\n\n<h3 class=\"wp-block-heading\" id=\"h-urbanes-wohnen-weniger-ist-mehr\"><strong>Urban living: Less is more<\/strong><\/h3>\n\n<p>A notable trend in the urban luxury segment is &#8220;minimizing&#8221;.\nProperties with a living space of 70 to 100 m\u00b2 and an average price per square meter of EUR 12,800 are in the highest demand.\nOver two thirds of those looking for an urban home also prefer an open space &#8211; be it a balcony, a loggia or a terrace.\nThis desire also explains the increased demand for property development projects that combine revitalized old buildings with loft conversions and often add new buildings.   <\/p>\n\n<p>&#8220;Minimizing is such an important word that is not just limited to the reduction of living space.
