For over five decades, Glorit has not only been building houses and apartments, but above all building trust: With 63 million euros in equity, over 120 ongoing projects and eight awards as “Top Developer” at the FINDMYHOME.AT Awards, Glorit is one of the most reliable and visible property developers in the Vienna area. And thus part of the “Hall Of Fame” of FINDMYHOME.AT. A portrait of a company that never loses its rhythm, even in times of crisis.
When Stefan Messar joined the company as Managing Director in 2010, Glorit was still a medium-sized business with roots in the prefabricated house industry. In 2013, he took over the company as part of a management buyout and, together with his growing team, set the course for remarkable development. Today, Glorit sees itself as an integrated full-service provider – with its own architectural office, prefabricated house factory, property development expertise and construction company. Most recently, “Das Maklerhaus by Glorit” even added its own real estate agent, which also brokers properties and residential real estate that are not part of the company’s own portfolio.
“Today’s customers don’t want ten contact persons – they want one solution. And we offer them that from a single source,” says Stefan Messar. The philosophy behind it: a comprehensive service package that extends from the purchase of the plot of land to the last paving stone. Advice, financing, planning, execution, handover and aftercare – everything comes from a single source at Glorit.
A strong trio at the top
The fact that the processes at Glorit run smoothly is also due to the well-positioned management team: Stefan Messar contributes his strategic vision and industry experience, Patrick Kloihofer is responsible for the architecture and technical implementation as a technician, and Lukas Sattlegger is responsible for marketing, sales and finance.
Due to the growth – between 2014 and 2021, turnover increased by an average of more than 25 percent annually – good employees were also constantly added. Sometimes from within the company, as Sattlegger knows: “Many of our managers started small and worked their way up.” A good and correct path, it seems, because: The workforce has more than doubled in the last ten years and staff turnover is minimal.
Creditworthiness and punctuality as a commitment to responsibility
What also sets Glorit apart from many market players is its solid economic structure. While others work with project companies that are dissolved after completion, Glorit relies on an operating parent company – with 63 million euros in equity as the basis for long-term reliability and an extremely good credit rating
Impressive proof of this claim can be seen in times of crisis. In contrast to many other property developers who were unable to keep to their schedules during the coronavirus pandemic, Glorit remained remarkably stable. “We only had a delay of one month on one project – otherwise we were always on schedule,” recalls Sattlegger. This is made possible by a well-coordinated construction department with over 100 in-house skilled workers and a well-established network of regional tradesmen. Electricians, plumbers, roofers – many have been working with Glorit for years. “They have grown with us – and we with them.”
More than just living: Quality of life as a building principle
Whether houses or apartments – Glorit is not just about building, but about living. In times of scarce land, the company focuses on selected locations: Alte Donau, Mühlwasser, Lobau, Langenzersdorf, Klosterneuburg, Strebersdorf. Places with urban connections but close to nature. “365 days of vacation” is the slogan – and you can feel it: spacious floor plans, light-flooded rooms, lots of open space, well thought-out architecture. “We could also plan our projects smaller and tighter – but we believe in living quality,” is how Sattlegger defines the company philosophy. This means: clever room layouts, sustainable materials, modern heating and cooling systems, lots of light. You will look in vain for plastic windows or laminate. Glorit installs wood-aluminum windows, real wood floorboards and heat pumps, often combined with photovoltaics and storage solutions.
From Vienna to Klosterneuburg – regionally anchored, far-sightedly managed
Glorit has a particularly strong presence in the 21st, 22nd and 23rd districts – but also in neighboring regions such as Langenzersdorf, Klosterneuburg and Groß-Enzersdorf. And the journey continues: “We are considering expanding a little beyond the current borders – depending on where we find suitable properties with quality of life,” reveals Kloihofer. The benchmark always remains the same: “Would we want to live here ourselves?”
A company that lets employees grow
In addition to customer loyalty, the focus is also on employee loyalty. Glorit creates a strong sense of community with sporting events such as the Business Run, soccer tournaments and summer parties. “In a soccer team,” says Sattlegger, “it’s not the hierarchy that counts, but the teamwork.” Flat structures, short decision-making paths and the promotion of young talent are the watchwords: the company is currently working on an employee development program that is aimed in particular at developing the next generation of managers.
An outlook with substance
Glorit believes it is well positioned for the coming years. The interest rate policy is easing, demand remains high – especially in the green zones around Vienna. “Vienna is growing by over 20,000 people per year, which corresponds to a demand of 8,000 to 10,000 residential units annually,” says Messar. At the same time, many competitors have restricted their activities. “There will be a shortage – if you want a property now, you shouldn’t wait too long,” adds Kloihofer. Time is playing into Glorit’s hands. But instead of resting on its laurels, the team is already working on the next phase. “We want to grow – but only in a healthy way. Always with a focus on quality, punctuality and customer satisfaction. That’s what has made us great. And that will continue to set us apart in the future.”
