Lake Ossiach

Location

Lake Ossiach is the third largest lake in the Austrian province of Carinthia and is one of the better known lakes. Its location between Villach, Steindorf, Ossiach and Treffen sets it in a picturesque landscape.

History

On September 9, 878, Louis the German gave the royal court of Treffen to Bishop Adalwin, which included the region around Lake Ossiach. In 1007 a considerable part of the royal court passed to Count Ozzius, who founded the Benedictine monastery of Ossiach. The name Ossiach is derived from the Slovenian name for the area Osoje, which means “those from the shady side”. The monastery developed into an ecclesiastical and cultural center of the region. The monks of the monastery grew wine around Lake Ossiach. The monastery was finally dissolved in 1783 by order of Emperor Joseph II.

Lake Ossiach lies at an altitude of 501 m. above sea level. a. and is 52.6 meters deep at its deepest point. Its average depth is 19.6 meters. The lake reaches with its total area 10,79 km² and is 10,38 kilometers long and 1,54 kilometers wide. The water in Lake Ossiach is about 206 million cubic meters. It is also known for excellent water quality. In the lake you can go swimming wonderfully. But also sailing or surfing on the lake is offered.

Tourism

The natural lake and shore areas were declared nature and landscape reserves. Around the lake leads the Ossiachersee-Radweg R2, a cycling route about 25 kilometers long. The lake is also an important tourist area with about two million overnight stays annually. The main resorts there include Annenheim, Sattendorf, Bodensdorf, Steindorf and Ossiach. The latter is the main town on the lake. However, the largest municipality is Villach.

Now follows an interview with an interview guest we already know well, Mag. Alexander Tischler from ATV Immobilien, expert for the Carinthian lakes. We were again allowed to ask Mr. Tischler a few questions about luxury real estate – this time at Lake Ossiach. In addition, Mr. Tischler gave us exclusive insights into projects/properties at Lake Ossiach.

Lake Ossiach had a few rather quiet years, now it is really blossoming. How did this happen?

True, the peace and quiet many have enjoyed very much. But now you can see how interest is picking up strongly. Many investors are coming to the lake – hotel and restaurant business is growing. Thus, Lake Ossiach is flourishing anew and the real estate prices at the lake are developing accordingly.

What is special about Lake Ossiach?

The vastness and generous sea ambience. Very many recreational opportunities outside the lake, such as cycling and hiking trails and yet possibility of relaxation and tranquility. Accordingly, the audience at the lake is also diverse.

How do you see the market development on Lake Ossiach?

New projects will be difficult because the shoreline should not be further obstructed. The buyers are for the most part owner-occupiers who are fulfilling their dream of owning a lake property – investors are rather rare. This does not mean that properties do not appreciate in value. On the contrary, demand is very high and supply is very tight. This always drives prices uphill.

What are the highlights of “THE LAKES”?

All apartments have a frontal lake view and large terraces. There is also a marina on its own land. THE LAKES is also interesting for surfing fans, as it is located on the widest part of the lake and is therefore ideal for surfing when the wind is good.

What is the approximate cost of this amenity per square foot and how much would building land on the lake cost?

In this quality, directly on the lake – here you have to expect €15,000 per square meter. For building land on the lake you have to reckon with €3.000 – €4.000.
